Despite this, 94 Dune Road LLC. is seeking to demolish the Dockers restaurant and marina, and build 25 condominiums, a tennis court, and a pool — all on a property zoned for just one single-family home. As you know, Dune Road contains acres of wetlands, which are vital ecosystems that are essential in the fight against climate change. The area has been classified by the New York State Department of State (DOS) as being located in a “Significant Coastal Fish and Wildlife Habitat,” is in a number of significant flood zones, contains New York State Department of Environmental Conservation (NYSDEC) mapped seagrass beds, and is listed as a significant scenic area and roadway by the Town of Southampton’s 1999 Comprehensive Plan Update. The Dockers property itself contains acres of wetlands and is surrounded by protected lands on both sides. The impact of building a new, overly dense residential complex in an ecologically fragile and hazardous flood zone area is irresponsible. This project is completely at odds with the current zoning and planning goals in the Town of Southampton, and to allow such a drastic change from one non-conforming use to another would set an extremely dangerous precedent for future developments. I urge you to please deny this proposal and consider preservation options for the property, both for the sake of our environment and community character.
